When to Repair and When to Replace a Roof

asphalt shingle roofingA roof can become damaged by years of exposure to weather or by one severe weather event. If your roof is damaged, you are probably wondering whether it can be repaired or needs to be completely replaced.

In many cases, a roof leak can be patched quickly at a fraction of the cost of replacing the entire roof. You should not have to replace the roof if there is only a leak in one section unless there is significant water damage and the framework is compromised. Flashing and shingles can be replaced easily.

If the damage is extensive, however, it may make more sense to replace the entire roof. A roofing contractor can assess the extent of the damage and recommend the best solution.

Think about the age of your roof and its life expectancy. The lifespan of a roof depends on the materials used. If your roof is near the end of its life and has been damaged by years of weather, it may be better to replace it than to try to patch problem areas. An old roof may not be able to handle the weight of new roofing added on top unless there is strong framework and an extremely durable top layer.

If you live in a dry or very hot climate, your roof’s shingles can dry out or crack. If this occurs, there could also be deterioration under the roof and the underside of the roofing shingles could be saturated. This means the roof can decay slowly and a new layer of roofing probably would not hold. An old, decaying roof cannot support the weight of new materials added on top. If the problem is decay, you should replace the entire roof.
